Sealcoating

Seal coating extends the service life of asphalt concrete pavements by stopping the damaging effect of petroleum derivatives, the drying effect of the sun, oxidation, and water. -Beautification
Fresh seal coat brings a dark black color to the pavement, making it look and wear like new. A black parking lot has a clean, rich look that presents a positive image of the company, facility, or residential complex. Striping also enhances the beauty of a newly seal coated parking lot.
-Slows oxidation and water penetration
Exposure to oxygen hardens asphalt binders and results in a brittle pavement surface that soon cracks. These cracks permit water to penetrate into the sub base, weakening it and reducing pavement strength. This in turn, leads to more cracks, which can eventually expand and become potholes. Seal coating fills the surface voids, while reducing exposure to oxygen, water and prolongs the life of pavement. Weathering, oxidation and the destructive softening effects of gasoline, oils and de-icers primarily cause surface wear. But the number one cause of deterioration is water.
Resists gas and oil spills
Gasoline dripping from a topped-off fuel tank during hot weather can soften and break down asphalt pavements. This is because asphalt is also a petroleum-based product. Because coal tars aren't soluble in gas or oil, it is impervious to gas and oil spills. By filling surface voids, sealing also reduces the depth to which oil or gas can penetrate the pavement.
Resists ultraviolet rays
Ultraviolet rays from the sun break the links between carbon bonds within asphalt, but these rays don't damage the aggregate within asphalt concrete. Although the seal coat does not repair any damage that has already occurred to the asphalt, it does prevent ultraviolet rays from further damaging the asphalt pavement. A seal coat keeps a parking lot black. The blacker it is, the more heat it draws from the sun; the more heat it draws from the sun, the more pliable it is; the more pliable it is, the more able it is to withstand traffic volume changes without cracking.
Preparation and application
In order for seal coating to do its job; any structural failures or cracks must be repaired in advance. All potholes must be removed and replaced, cracks cleaned and filled, and oil spots cleaned or primed.
Seal coating is not a replacement for asphalt, but Saves Money!
Seal coating was never meant to replace asphalt, only to protect it. If an area is in that bad of shape then replace it. As in all types of contracting there is the right way to do the work and the wrong way. Asphalt, a petroleum product, has tripled in cost. For pennies per square foot, a sealing application can protect your investment, prevent costly repairs, make the entire asphalt surface monolithic, and add value to your property.
Striping
The "finishing touch" on a freshly paved or sealed parking lot. Since striping is the most noticeable part of the parking lot, it is imperative that the job is neat, as well as efficiently laid out. The term "finished" must be placed in context. Striping should never be considered the end of maintenance. All surfaces, especially those made of asphalt, need to be maintained continually. Rather, striping indicates that all surface repairs are complete and the pavement is ready for efficient use by both the public and property owner.

Striped parking lots have become so common that it's easy to overlook the benefits of a painted lot versus one left blank:

A parking lot is the first thing that customers, clients and visitors see of a facility. The color contrast of a newly striped lot is attractive and shows that the property owner emphasizes maintenance. A professional striping job can compensate aesthetically for a poorly designed lot. A good striping job can also give the parking lot a look of balance and symmetry, even if it wasn't there to begin with.
Safety
Striping should direct people safely around the parking lot. Crosswalks, stop bars, loading-zone markings, and properly marked pickup areas (such as for customers or boarding vehicles) will inform users where they should walk, give the right of way to traffic, and what areas to avoid.
Design Considerations
This encompasses several factors.
Maximum space utilization:
A property owner aims to get the most cars possible into a parking lot to maintain cost-effectiveness. The right layout and striping can help meet this goal.
Traffic flow:
Customers want parking lots that allow them to enter, park, and exit quickly and safely. Attractive and properly placed parking stalls, arrows, handicapped-reserve signs, and other driver directives (such as YIELD) can provide this.
Designated Parking:
Customers, Employees, Visitors, etc.
Preparation and Application
Black Hawk Paving uses the highest quality material and the latest equipment to get the job done efficiently. We are also equipped to provide specialized markings and signs for any application.
Next, we inspect the lot to see if all repair work (crack sealing, potholes, sealcoating) is complete and has been properly done. We also check for uneven surfaces.
To help preserve or improve the flow of traffic on a parking lot, Black Hawk Paving will either re-stripe or lay out new markings (per customer's blueprints or design). If the customer is not able to produce blueprints or design, the specific layout configuration will need to be determined. Details that we take into consideration include direction of traffic flow, width of drive lanes, number of stalls in each bay, location of fire lanes, ADA requirements, location of delivery and garbage collection areas, and using angle or straight-in parking. When striping an entire lot of a closed business, our work crew will block all lot entrances and exits to prevent traffic from entering the work area.
Layout and Striping
Providing the most stalls possible in a functional parking lot is the main goal of layout.
The straight-in design (90°) always allows for the most stalls, but for a variety of reasons, angled stalls are preferred. Straight-in stalls are easiest to layout and stripe and do allow for two-way traffic.
Angled stalls, on the other hand, are easier for drivers to turn into and back out of and require a narrower lane. In addition, angled stalls provide a controlled one-way traffic flow and create a herringbone design that many owners find appealing. Unfortunately, the greater the angle, the more space is taken up.
Since we only apply environmentally friendly acrylic water borne paint, the temperature must be 45° and rising. Traffic should be kept off a just-painted lot for at least one hour.
With the paint dried, the lot is "finished" - and ready for full, efficient use.
